New Hampshire Homes for Sale: Fall 2026 Market Trends Every Buyer and Seller Should Know

If you are watching New Hampshire homes for sale this fall, you may be wondering whether the market is finally becoming easier to navigate.
The short answer is: the market is improving for buyers, but it remains competitive and expensive. More homes are available than this time last year. Prices remain high. Mortgage rates are still affecting monthly payments. Sellers can benefit from strong demand, but accurate pricing and good preparation matter more than they did during the most intense years of the market.
I want to give you a practical look at the fall 2026 NH real estate market and explain what these trends may mean for your next move.
Market data note: The latest official statewide figures available at the time of writing are from the New Hampshire REALTORS® July 2026 Monthly Indicators report, current as of August 5, 2026. Local conditions can vary significantly by town, property type, and price range.
FALL 2026 NEW HAMPSHIRE REAL ESTATE AT A GLANCE
The statewide market continues to show steady demand. At the same time, inventory has improved enough to give buyers more choices.
According to New Hampshire REALTORS® statewide market data, July 2026 single-family activity included:
| Market measure | July 2026 result | Year-over-year change |
|---|---|---|
| Median single-family sales price | $580,000 | Up 5.5% |
| Closed single-family sales | 1,532 | Up 10.4% |
| Homes for sale | 2,992 | Up 15.6% |
| New listings | 1,917 | Up 9.7% |
| Pending sales | 1,493 | Up 7.2% |
| Days on market | 23 days | Up from 21 days |
| Months of supply | 2.7 months | Up from 2.5 months |
| Percent of list price received | 100.3% | Slightly lower |
These numbers tell an important story. Buyers have more inventory than they had a year ago, but the market is not overflowing with available homes. Prices are still moving upward. Well-priced properties can still attract strong attention.
The condo and townhouse market is showing a slightly different pattern. The July 2026 median sale price was $429,950, essentially flat year over year. Condos averaged 30 days on market, compared with 23 days for single-family homes.
BUYERS HAVE MORE CHOICE, BUT AFFORDABILITY STILL MATTERS
One of the most encouraging trends for buyers is the increase in available homes. Single-family inventory was up 15.6% compared with July 2025. New listings also increased by 9.7%.
That does not mean every buyer will find the perfect home immediately. Inventory remains limited compared with a balanced market, which is often described as having roughly five to six months of supply. New Hampshire had 2.7 months of single-family supply in July.
This creates a market with two different experiences:
- Buyers may have more homes to compare.
- Desirable homes can still move quickly.
- Homes priced under the statewide median may receive significant interest.
- Properties in popular towns and commuter areas can remain highly competitive.
- Buyers may have somewhat more room to negotiate than they did several years ago.
Mortgage rates remain a major part of the affordability conversation. Freddie Mac reported that the average 30-year fixed mortgage rate was 6.71% on September 3, 2026, while the 15-year fixed rate averaged 6.04%. These are national averages, and your actual rate will depend on your credit, loan type, down payment, lender, and other factors.
I encourage buyers to focus less on trying to predict the perfect rate and more on understanding a payment that fits comfortably within your budget. A lender can help you compare different loan structures, closing costs, down payment options, and potential rate strategies.
I will help you look beyond the list price. We will consider taxes, insurance, utilities, maintenance, association fees, commuting costs, and the condition of the property. You deserve to understand the full financial picture before you make an offer.

SELLERS CAN STILL BENEFIT FROM STRONG DEMAND
If you are thinking about selling your home this fall, the market remains favorable. The statewide single-family median sale price reached $580,000 in July, a record level in the latest NHAR report. Closed sales were also up more than 10% from the previous year.
But this is not a market where every home automatically sells at any price.
As buyers face higher monthly payments, they are becoming more careful. They are comparing homes more closely. They may be less willing to overlook deferred maintenance, poor presentation, or an asking price that is not supported by recent comparable sales.
A successful fall listing usually begins with a clear plan:
- Review recent sales in your specific town and neighborhood.
- Identify repairs or improvements that may affect buyer confidence.
- Prepare the home for professional photography and showings.
- Set a price based on current market evidence.
- Create a marketing plan that reaches serious buyers.
- Review offers carefully, including financing, contingencies, timing, and net proceeds.
- Stay involved through inspections, appraisal, title work, and closing.
The statewide average percent of list price received was 100.3% for single-family homes in July. That is strong, but it does not mean every property sells over asking. Condition, location, property type, and pricing all make a difference.
I take care to explain those differences. My job is not to promise you an unrealistic result. My job is to help you make a sound decision and give your home the best possible opportunity in the current market.
LOCAL MARKET CONDITIONS WILL DIFFER
New Hampshire is not one single real estate market. Conditions can change from one county to the next and from one neighborhood to another.
The July NHAR report showed notable differences among counties. For example:
- Rockingham County had a single-family median price of $700,000.
- Hillsborough County had a median price of $585,000 and one of the state’s fastest sales paces.
- Merrimack County had a median price of $543,500.
- Grafton County had a median price of $515,000.
- Coos County had a median price of $269,900.
These figures are county-level snapshots, not a valuation for any particular property. Still, they show why local knowledge matters.
A home in Concord may experience different buyer demand than a similar-looking property in Manchester, Dover, Plymouth, or the Lakes Region. A lake property, multi-family home, condominium, land parcel, and suburban single-family home each require a different approach.
You can explore communities and local areas through the Central NH Homes communities page. I will also help you compare towns based on the things that matter to you, including commute, schools, recreation, services, taxes, neighborhood character, and long-term goals.

WHAT I EXPECT THIS FALL
Based on the latest available data, I expect the fall 2026 New Hampshire market to remain active but more measured than the most competitive pandemic-era market.
For buyers, that may mean:
- More listings to review than last year.
- Continued competition for well-priced homes.
- High purchase prices in many popular areas.
- Mortgage rates generally remaining in the mid-6% range.
- More opportunities to negotiate on homes that have been on the market longer.
- A continued need to be prepared when the right property appears.
For sellers, that may mean:
- Strong demand for homes in good condition.
- Continued support for well-priced properties.
- More buyer questions and closer comparisons.
- Greater consequences for overpricing.
- Increased value in professional marketing and thoughtful preparation.
- The need to evaluate the complete offer rather than focusing only on price.
I do not believe you should make a major real estate decision based on a statewide headline alone. Your timing, financial position, property, location, and personal goals all matter.
